The existing building in Herzogstrasse is in great need of modernization, but cannot be attractively refurbished. Due to the urgent refurbishment work required for the underground car park, the existing trees would have to be removed. The apartment layouts are no longer up to date and important qualities such as balconies or roof terraces are missing. A feasibility study for a new building will be commissioned due to the significant difference to the possible building rights.

Aim
With the aim of creating significantly more living space for Munich's tight housing market, the new building will make full use of the building regulations. Instead of the original gross floor area of approx. 20,000 m², a total gross floor area of 38,600 m² can be realized.
Development Concept
A contemporary mix of apartments and the integration of a supermarket will enhance the block. By demolishing the existing underground car park, the inner courtyard can be unsealed and permanent trees planted. Loggias, balconies and communal green roof gardens complement the open spaces available to residents and significantly increase the quality of living.
In this way, a socially, economically and ecologically exemplary new development can be realized.
